KLEIN PROPERTIES~GOEPPINGER BUILDING is located in historic, downtown Boone, IA. The three story, magnificent building is located on the corner of Story Street and 9th Street, across the street from the Union Pacific Railroad. The building dates back to 1915 and was the original home of the Iowa Corn Growers Association.
Some interesting facts about the building....
The building has 13 inches of concrete between the basement and first floor; 13 inches of concrete between the first floor and second floor; a full basement under the building which extends under the sidewalks and alley; some of the basement floors are terrazzo; there are 14 bathrooms in the building; there is original florentine art glass windows throughout the second floor; there is an open marble staircase located in the main foyer entrance.
Currently, the third floor of the building offers six vintage studio apartments that we call "living suites". Three office suites are available on the second floor, one being occupied by Central Iowa Therapy Associates. The main floor is home to Belluci's Pizza House and Salon 908.
Walter Goeppinger was the founder of the Iowa Corn Grower's Association. Back in the day, when the Goeppinger family owned this building, Suite 220 was a part of the Goeppinger offices.
It is with great pride that we have personally come to know Neil and Ginny Goeppinger, pictured here. They have provided a significant amount of historical information about Goeppinger building.
Future plans for the Goeppinger Building include listing it on the Historic Register. Period photographs, furnishings and art will be added to the already fine collection of art, antiques and collectibles which adds to the ambiance of the building. Complete restoration of each vintage apartment is a work in progress.
This building has turn-of-the century architectural appeal. The main door, made of solid oak and beveled glass and opens into the first floor foyer. The foyer floor is the original terrazzo. The original brass mail center for the building has been restored to its original state. The grand marble open staircase and second floor banister are quite amazing. The handrail going up the stairs is oak and an oak banister encircles the entire stair opening on the second floor. The doors on the second floor are oak with florentine art glass windows. The woodwork is in wonderful condition for a building of this age.
The building has several business suites and office spaces on the first and second floor. If all units are leased, prospective tenants may place their name on the waiting list. Upon availablity, prospective tenants will be contacted according to the date they inquired, with the earliest inquiry being contacted first.
